What happens to a 60,000-square-foot office plaza on a Tuesday morning? On South Lake Avenue, since July 14, 2026, the answer has been a farmers market. It runs in the Central Plaza at PASARROYO, the four-building office campus that fills the block where Lake meets Cordova Street.
Food and shopping on this street have long been tied to office hours. The newest public space on the avenue came out of an office property's recent history, and most of this year's new businesses opened within a few blocks of it.
A block that drew no outside bidders
The campus has a recent backstory. In December 2023, Pasadena Now reported that the complex had reverted to its lender, Heitman. A public auction drew no bids beyond the opening offer. Coretrust Capital Partners offered the property for $114 million, the report said. That was about 42% of the $271 million owed to Heitman and about 45% of what Coretrust paid for it in 2018. At the time, Pasadena Now wrote that future plans for the property were uncertain.
The physical asset is unusual for the corridor. The ownership's own leasing materials describe PASARROYO as 650,000 square feet on a six-acre city block. Its four buildings, built between 1964 and 1982, range from two to fourteen stories and surround the plaza. The same materials call it the largest office campus in the market and list a seven-story garage with 2,000 parking spaces. Its tenants already include LA Fitness, Urban Plates and Dunkin.
The plaza at the center is where the change shows. The property describes it as an outdoor space of more than 60,000 square feet, split into four activity quadrants with seating and music. The property's own description pitches the plaza to people who work there, for outdoor lunches and collaboration sessions. A weekly market open to the public points it toward the street as well.
The market's clock moved an hour
The PASARROYO's event listing announced "every Tuesday beginning 7/14," with hours of 9:00 a.m. to 2:00 p.m. It gives the location as the Central Plaza at 251 S. Lake Ave. The South Lake Avenue Business Association's July newsletter announced the same start and promised produce, artisan baked goods, coffee, prepared foods, international cuisine and local farmers.
By late summer the posted start time had shifted. The City of Pasadena's August 27, 2026 weekly newsletter gives the hours as 10 a.m. to 2 p.m., every Tuesday, at Pasarroyo Plaza, 251 S. Lake Avenue. The association's October 2026 newsletter also lists 10:00 a.m. to 2:00 p.m. It describes the lineup as produce, food vendors, artisan and handmade goods, and health and wellness vendors. None of the published sources explains the change. The two most recent ones agree on 10 to 2, and those are the hours to plan around this fall.
The four-hour window matters too. It covers late morning and lunch on a weekday, so a Tuesday market at an office plaza falls into the time a lunch break already fills.
What opened in the same few blocks
The rest of this year's activity on South Lake is spread along the same stretch of street. Here are the additions and pending openings from the association's 2026 newsletters, listed by street number. The last column gives each business's status as the sources describe it.
| Address | Business | What it is | Status as published |
|---|---|---|---|
| 82 S. Lake Ave. | Mehfil Cafe | Chai and coffee house: karak chai, espresso drinks, lassi, refreshers | "New on the Block," September newsletter |
| 140 S. Lake Ave. | Aubergine Kitchen | Hummus plates, bowls, melts, tri-tip mac 'n' cheese, aubergine parmigiana; breakfast through dinner | "Coming Soon," October newsletter |
| 251 S. Lake Ave. | Farmers Market at PASARROYO | Weekly market in the Central Plaza | Tuesdays since July 14, 10 a.m.–2 p.m. |
| 380 S. Lake Ave. #103 | The Loop Resale | Resale and vintage clothing | "New on the Block," October newsletter |
| 498 S. Lake Ave. | Re: Coffee | Specialty drinks with house-made cream tops, matcha | "New on the Block," October newsletter |
| 851 S. Lake Ave. | Dalah Pasadena Thai Restaurant | Thai, lunch and dinner | Open, per July newsletter |
| 899 E. Del Mar Blvd. | Mike's Red Tacos | Birria | Grand opening scheduled for October |
Most of these are small and casual. Two are drink counters, one is a resale shop, and one is a counter-style kitchen that has not opened yet.
Mehfil Cafe calls itself a modern chai and coffee house, with karak chai, lassi and espresso drinks on its menu. The September newsletter lists it as new, but the association's directory listing still read "coming soon" when the research was done. Confirming its hours before going is reasonable.
Re: Coffee is described as known for drinks topped with thick, house-made cream and for high-quality matcha.
The Loop Resale started in Sierra Madre, and the South Lake shop is its next location. The association says it carries brands such as Reformation, Free People and Sézane at a fraction of the original price, alongside one-of-a-kind vintage pieces.
Dalah Pasadena Thai Restaurant has been open for lunch and dinner since at least the end of June. The July newsletter lists specials including Hat Yai chicken wings, Moo Ghon, Tod, a fried pork crispy rice, Satay Chimichurri, garlic grilled short ribs and Nam Tok beef salad. The newsletter gives the address as 851 S. Lake Avenue. The association's directory page lists 851 Cordova Street, so check the map before you go.
Aubergine Kitchen at 140 S. Lake still had a "Coming Soon" sign in the October newsletter. Its posted menu runs from hummus plates and salads to wild salmon, chicken parmigiana, acai and smoothies, with breakfast, lunch and dinner service. No opening date has been published.
The birria counter going in on Del Mar
The one opening on this list with regional attention sits just off the avenue at 899 E. Del Mar Blvd. Fox 5 San Diego reported on September 15, 2026 that Mike's Red Tacos, a San Diego birria brand, was preparing to open its first Los Angeles-area restaurant in Pasadena. LeBron James had announced an investment in the company that day.
The brand started as a food truck in 2021. It opened its first brick-and-mortar restaurant in San Diego's Clairemont neighborhood in August 2022, and Fox 5 reports more than 300 franchise locations in development nationwide. The association's October newsletter says founder Mike Touma spent a year perfecting the slow-simmered beef and the consomé before the concept took off.
Both sources describe an October grand opening, and Fox 5 said the restaurant was "expected to open" next month. As of October 10, neither source gives a specific date or confirms the doors are open. The newsletter points to the restaurant's Instagram for the date.
Between now and Holidayfest
The district has three dated items on the calendar between now and December, plus the weekly market.
- This weekend, through Monday, October 12: Ten Thousand Villages at 567 S. Lake Avenue holds its annual Ornament Sale from October 10 to 12.
- Every Tuesday: the Farmers Market at PASARROYO, 10 a.m. to 2 p.m., in the Central Plaza at 251 S. Lake.
- Sometime in October: the scheduled grand opening of Mike's Red Tacos at 899 E. Del Mar Blvd.
- Saturday, December 5, 12:00 to 6:00 p.m.: South Lake Avenue's Holidayfest. The association describes it as a free, family-friendly, district-wide event with live music, in-store promotions and family activities, with more details to follow.
Holidayfest is a weekend event that covers the whole avenue. The Tuesday market is new this year and runs every week from one office plaza. Between those dates, the most practical way to try the new businesses is a weekday stop: chai at 82 S. Lake, the market at 251, and a cream-top coffee at 498. All three sit within roughly four and a half blocks of street numbers.
At Hopeway Realty Group, we track how commercial properties like PASARROYO change the blocks around them, because those changes show up in daily routines long before they appear in a valuation. If you own near South Lake Avenue or are weighing a property within walking distance of it, schedule a consultation and we will look at what this year's changes mean for your block.
